Why we exist
Real estate hides its real costs across documents most people see only once. Agent commissions are now negotiated separately for the listing and buyer sides, and who actually pays the buyer agent depends on the offer. Closing costs split between buyer and seller in ways that vary by contract, while lender, title, and escrow fees and regional transfer taxes change the total again by state.
So people arrive with concrete questions: Who pays the buyer agent on this deal? Which closing fees can I shop or negotiate? What will my net proceeds actually be after commission and taxes? We answer those in plain language, with the source named.
How we research
- We ground figures in named, reputable sources -- industry bodies, government statistics, and established cost-data providers -- and we cite them in the guide itself.
- We use ranges, not false precision, because real prices vary by location, provider, and scope. We say so every time.
- We review and update guides as prices and best practices change.
